What are the application fees?
Near the end of the process you will have to pay the $45 application fee. Please remember you must see the property before we start the lease process. If you cannot see it, you will be required to sign a “Sight Unseen” form. This means that we represent the property as accurately as possible. If you sign a lease, you are required to fulfill the terms of the lease, even if you haven’t seen the property.
The $45 fee allows prospective renters to apply to an unlimited number of participating rentals for 30 days and includes their credit and background reports. We only pull their credit onetime, so that their credit scores won’t be affected too much.

What is included with the online rental application?
Each rental application includes a credit report from Experian, and a criminal background check and eviction record from Checkr, except in cases where the reports are modified to reflect state and local laws.
What happens after I submit my application?
After your application is submitted, we review your application. If we are interested, we will contact you. If we choose you as a tenant, we will notify you of the status within two weeks.
How do I edit my application?
Once an application has been submitted, it cannot be changed. You can update information on your application by withdrawing the application, making your desired changes, and resubmitting to the same property. If your application has not been submitted yet, you can edit the application.
If roommates are applying, do they need to submit separate applications?
All applicants over the age of 18 are required to submit an application and pay the $45 fee. When you apply, you can add your co-applicants in the ‘Your household’ section. Your co-applicant will receive an email inviting them to apply and they will need to submit their portion of the application through their own account.
How long do background and credit checks take?
Most background and credit checks are available immediately. On rare occasions, it can take up to 24 hours to produce a background report, but we will let you know if this is the case.
If your report is delayed, Checkr our background report provider may need more information. Please visit https://applicant.checkr.com/ to provide the requested additional information and check the status of your report. If requirements for a delayed report are unmet after 7 days, the report will display a Suspended status until further action has been taken at https://applicant.checkr.com/.

How long can a landlord view my application materials after I apply?
To view your application, a landlord must open it within 30 days of submission. After opening the application, they will then have access to your information for an additional 30 days.
